A tile roof is a major investment and a big part of how a South Florida home looks. Here is what our customers say about the crew, the cleanup and the finished roof.
Tile is the signature roof of South Florida, and for good reason. Concrete and clay tile handle heat and sun well, and a tile roof suits the Mediterranean, Spanish and coastal styles common from Miami to Palm Beach. But the tile itself is only half the system. Underneath, the underlayment does most of the waterproofing, and that is usually what wears out first.
That is why tile roof replacement is about more than new tile. We remove the old roof down to the deck, repair or replace damaged sheathing, install new underlayment rated for tile, and set the tile with the attachment method approved for your home, whether foam adhesive, mechanical fasteners or a combination. Flashing at walls, valleys and every penetration gets extra layers of protection.
If only part of your tile roof is failing, tile roof repair may be enough. We will tell you honestly which one you need.
The right tile depends on your home’s style, the roof structure and your budget. We help you compare options before you choose.
The most common tile in South Florida. Durable, widely available in many colors and profiles, and usually more affordable than clay.
Classic color that holds up to UV, with a traditional look on Spanish and Mediterranean homes. Typically a premium option.
The curved profile many people picture when they think of a Florida tile roof, in both concrete and clay.
Clean, modern lines that work well on contemporary homes and transitional designs.
A typical tile roof replacement follows the same careful sequence, with inspections by the building department along the way.
Free inspection, photos and a written price covering tear-off, underlayment, tile and flashing.
We pull the permit and confirm the tile and underlayment are approved for your area, including HVHZ rules in Broward and Miami-Dade.
We strip the old roof, replace any damaged sheathing and re-nail the deck to current code.
New underlayment passes inspection, then tile is loaded and installed with the approved attachment method.
Final building inspection, full cleanup, photos and your written workmanship warranty.
Tile roof replacement usually costs more than shingle because of the material, the weight and the labor involved. As a general guide, most Broward roof replacements fall roughly between $8,000 and $25,000 or more depending on size and material, and tile projects tend toward the upper part of that range. Your free estimate will be specific to your roof.
Tile itself can last a very long time, but the underlayment beneath it has a shorter life. In South Florida sun and rain, that is often what drives replacement. It is a big reason we say any roof over 15 years old here should be evaluated.
A new roof also resets several items on your wind mitigation inspection, which may help with insurance.
5 to 20 yr
Written workmanship warranty on residential roof replacements, plus the manufacturer warranty on materials.
Sometimes, if the tiles are in good condition and still approved for use. Many older tiles crack during removal, and matching can be difficult. We will assess your tile and give you the honest picture.
Both perform well here. Concrete is more common and usually more affordable, while clay offers a traditional look and color that holds up to sun. The best choice depends on your home and budget.
Timing depends on roof size, permits, inspections and weather. We give you a schedule with your estimate and keep you updated throughout.
If your home already has tile, the structure was designed for it. Switching from shingle to tile adds significant weight, so the structure must be evaluated first.
Yes. Our waterproofing work includes tile over properly waterproofed balconies, and we have replaced every balcony on a large Boca Raton home with new tile.
