Homeowners, condo associations and business owners share why they chose restoration over replacement, and how their coated roofs have performed since.
A silicone roof coating is a liquid membrane that is sprayed or rolled onto an existing roof. It bonds to the surface and cures into a seamless, flexible layer that seals small cracks and seams and reflects much of the sun’s heat. On a flat or low slope roof that is still structurally sound, silicone roof restoration can extend the life of the roof by 10 to 20 years for much less than the cost of replacement.
A-1 is GE silicone certified, which means our crews are trained on how the system is supposed to be applied. That matters, because a coating is only as good as the prep underneath it and the thickness that goes on.
Silicone holds up well to ponding water and UV, two of the toughest conditions on South Florida flat roofs. It also creates very little disruption: no tear-off, no dumpster full of old roofing and far less noise for the people inside.
Silicone roof coating works on many existing roof surfaces, as long as the roof underneath is sound and dry.
Aging membranes with worn seams can be cleaned, primed where needed and coated to restore a watertight surface.
Granulated or smooth modified bitumen roofs are common coating candidates once blisters and seams are repaired.
Coatings can seal fasteners, seams and surface rust on metal roofs after proper cleaning and treatment.
Where the existing roof is still solid, coating can buy years of service before replacement is needed.
The coating is the last step. Most of the work that makes a restoration last happens before it goes on.
We confirm the roof is a good candidate and check for wet insulation or damaged decking.
Wet or damaged areas are replaced, and seams, flashing and penetrations are repaired and reinforced.
The roof is thoroughly cleaned so the silicone can bond properly to the surface.
Silicone is applied to the specified thickness, with extra attention at seams, curbs and drains.
We inspect the finished coating, photograph the roof and provide your written warranty.
There are three ways to deal with an aging flat roof. Restoration with a silicone coating seals and protects the existing roof. A roof recover installs a new membrane over the existing roof, where the building code and the existing roof allow it. Replacement tears everything off to the deck and starts fresh.
Restoration is usually the least expensive and least disruptive, but only if the existing roof is sound. If there is widespread wet insulation or rotted decking, coating over it will not solve the problem, and we will tell you so. In that case we will price a flat roof replacement or a recover instead.
For roofs with heavy leak history or many problem seams, our thicker R400 rubber roofing system may be a better fit than silicone.

On a sound roof with proper prep and thickness, silicone restoration can extend roof life by 10 to 20 years. Results depend on the condition of the existing roof and how it is maintained.
Usually much cheaper, because there is no tear-off or disposal and most of the existing roof stays in place. We price both so you can compare.
Yes, once the leaks and any wet areas are repaired. Coating directly over wet insulation or damaged decking is not a real fix.
Yes. We coat flat roofs on homes, additions and porches, as well as condos and commercial buildings.
A reflective coating reflects much of the sun’s heat, which can help reduce heat entering the building. Actual energy savings vary by building.
